Biodiversity is at the heart of Spitfire Bespoke Homes’ designs, ensuring that the development improves the ecological value of the site. As part of this commitment to nature, the proposals will achieve a Biodiversity Net-Gain of at least 10% through off-site ecological regeneration as well as on-site improvements and habitat creation.
Existing trees and hedgerows will be retained wherever possible, with additional planting introduced along the site boundaries to enhance screening and biodiversity. To ensure privacy for residents, a new planted buffer will be created around the perimeter, helping to soften views and create a fragmented building line at the site’s edge.


The drainage strategy for the site includes an attenuation basin as part of a Sustainable Drainage System. This feature will temporarily store rainwater during heavy rainfall and release it slowly, helping to reduce flood risk and manage surface water sustainably. It will also be landscaped to blend with the surroundings and provide habitat opportunities for wildlife.
A pocket green space is proposed on the western edge of the site, alongside a pedestrian connection that links into the public open space provided as part of Kler’s approved development. In addition, a landscaped green strip will run along the Warwick Road frontage, offering potential for a pedestrian connection to the north of the site and creating further opportunities for recreation.
