Work has commenced on commissioning several technical studies to support the planning application for residential development on the site. The outcome of these studies has informed the proposed masterplan to date but may result in changes to the illustrative layout to ensure compliance with up-to-date policy requirements and to take account of feedback received during this consultation exercise.

The masterplan shown below represents an early-stage, illustrative layout prepared to show an emerging vision for the site and invite feedback. It is not final and will continue to evolve as technical work progresses and consultation responses are considered.
The vision is to create a high-quality and sustainable residential development, delivering a choice and range of house types and tenures within an attractive setting that incorporates greenspace, bringing biodiversity and recreational benefits.
Placemaking is at the heart of the masterplan, with public open space and areas of distinct character woven throughout the development. The layout has been designed to ensure strong connectivity to the wider development parcels and the existing settlement, as illustrated on the Context Plan below. This includes opportunities for pedestrian and cycle linkages, helping to create a walkable, well-connected community.
The adjoining Kler development has outline planning permission and will come forward through future reserved matters applications and detailed design. While Spitfire Bespoke Homes’ application is a full planning submission, significant effort has been made to integrate the proposals with the permitted scheme, ensuring a continuous and cohesive settlement pattern.
The design also responds to the surrounding landscape and natural features, introducing new biodiverse habitats for local wildlife. Wherever possible, existing mature trees will be retained and protected during construction to preserve the site’s natural character and soften views into the development.
