ABOUT THE SITE


Spitfire Bespoke Homes’ proposed site off Warwick Road is located to the south of Knowle. The site comprises a single agricultural field with no significant environmental or landscape value. It is bordered to the north, east, and south by land with planning consent for residential development, approved through an application by Kler Group on land previously identified as the ‘Arden Triangle’ KN2 allocation in the Solihull Draft Local Plan before its withdrawal in November 2024. Beyond Grove Road to the south and Warwick Road to the east lies open countryside, helping to maintain the character of the wider area.

This proposal represents a natural extension to the existing settlement, contributing to local housing needs while respecting the character of Knowle. The scheme will complement Kler’s approved development, helping to create a cohesive settlement pattern. SITE LOCATION


ACCESS AND CONNECTIVITY


Vehicular access is proposed directly from Warwick Road (A4141), providing excellent connectivity to Knowle, Solihull, and the M42 motorway. To the south, Grove Road offers a smaller-scale link to Bentley Heath and Dorridge. The site is well located for local amenities, schools, and public transport, making it a sustainable and logical location for new homes.

THE CASE FOR NEW HOMES


It is acknowledged that the site currently lies within the Green Belt. However, Councils across England, including Solihull, are required to allocate land to deliver enough homes to meet the needs of residents and safeguard land for future development. At present, Solihull Metropolitan Borough Council cannot demonstrate a sufficient housing land supply. This shortfall is why Spitfire Bespoke Homes is bringing forward proposals to provide award winning sustainable homes for people in the local area.
